Lands of America recently had $1 billion in rural property, ranches and hunting land for sale in the Yellowhammer State. This represents a total of 202,392 acres of land for sale in the state. The most expensive property listed for sale on Lands of America recently was $13 million, although the median price for land for sale in Tennessee was $287,360. The average price of land, ranches and farms in Tennessee was $437,562. Based on comps submitted through the Lands of America Comparable Sales program in April 2018, Tennessee is among the country's top five states for land sold during the month. This reflects an increase in sales activity over data from the previous reporting period. The Volunteer State is home to 29 major reservoirs and 19, 000 miles of warm- and cold-water streams, where anglers can wet a line for over 300 species of fish including crappie, bass, trout and catfish. Big-game species in Tennessee include bear, deer, red deer and turkey and elk. In terms of its size, Tennessee is the country's 36th-largest state, covering an area of 42,146 square miles (27 million acres). Of this area, 41,235 square miles (98 percent) of the state is land, while the remaining 909 square miles is made up of water. Approximately 12 percent is considered public land such as national and state parks, national forestland or other federally protected land. As befits a state with excellent hunting for big and small game like deer, waterfowl and wild turkey, hunting land was the most common type of land for sale in Tennessee. The financial publication Kiplinger has ranked the state among the ten best states for retirees based on factors including property and income taxes, health care and cost of living. The state has also been ranked among the ten best states for the cost of living by U.S. News & World Report. Of the 95 counties in Tennessee, Cumberland County had the most land for sale.
